In the new year, people are expected to shift their focus from Gurugram and Noida to pollution-free or low-pollution cities. Rajasthan’s tier-2 and tier-3 cities—Alwar, Bhiwadi, and Neemrana—are at the top of this list.
People living in Delhi-NCR have become so troubled by pollution that in the coming new year they are looking for safe homes and pollution-free places to live. The outgoing year 2023-2025 has shown such images that indicate in 2026, instead of building homes in Gurugram and Noida of the NCR, people will be seen moving toward Rajasthan.
Recently, several survey reports by real estate firms 2023-25, people preferred Greater Noida, Noida, and Gurugram the most for buying flats or houses. The reasons include the presence of multinational companies, money flow, and basic infrastructure. However, the same data also revealed another trend—that people are moving toward larger and more luxurious homes.
Reports say that this year, people focused more on buying 3BHK flats instead of 1 or 2BHK units. At the same time, demand for luxury flats was much higher compared to regular homes. Not only this, another important observation from these reports is that instead of big metropolitan cities, people are now moving toward tier-2 and tier-3 cities. Among these, three cities of Rajasthan rank quite high.
These cities include Panchkula, Rohtak, and Mahendragarh in Haryana, while Alwar, Bhiwadi, and Neemrana in Rajasthan are among the most preferred cities. It is expected that in the coming year, the demand for homes in these three cities of Rajasthan will increase significantly, and property prices here are also likely to reach higher levels.
On this, top builders says that in between 2023 and 2025, the number of property buyers in metro cities remained high, but at the same time, demand for residential societies and plots in cities like Alwar, Neemrana, and Bhiwadi in Rajasthan also saw rapid growth. With fast infrastructure development and strong security arrangements, tier-2 and tier-3 cities are likely to witness a boom in 2024.
Meanwhile, property experts says that 2023-2025 has proved to be quite successful in terms of demand for clean, green, and open-air residential projects. In newly emerging areas Bhiwadi & near by cities, demand for such projects increased rapidly. This year, luxury property remained one of the key demands, but due to the growing demand for greenery and pollution-free areas, in the new year the crowd is expected to move toward tier-2 cities instead of metros.
Vikas Garg, Joint Managing Director of Ganga Realty, says that in the past year, apartments with at least 3 or 4 bedrooms were purchased the most. In terms of connectivity, major expressways and national highways such as the Delhi–Mumbai Expressway (Sohna–Dausa section) have been very popular, and many large projects have been launched along them. This has also made connectivity to other states much easier. Year 2023-25 was good for the real estate sector, and it is expected to grow further in 2026.
Additionally, improved connectivity through the Delhi–Mumbai Expressway, NH-48, and the proposed Delhi–Alwar RRTS metro corridor has significantly boosted the real estate market of these cities, making them more attractive for both homebuyers and investors.
