PMAY–Urban

Pradhan Mantri Awas Yojana–Urban (PMAY–U) is a flagship housing initiative launched by the Government of India with the vision of “Housing for All”. The scheme aims to provide affordable, safe, and quality housing to urban poor and middle-income families by enabling them to own a pucca (permanent) house with basic amenities.

Launched in 2015, PMAY–Urban focuses on addressing the housing shortage in urban areas by promoting inclusive urban development and improving the living standards of economically weaker sections.

Target Beneficiaries

PMAY–U is designed for:

  • Economically Weaker Section (EWS)

  • Low-Income Group (LIG)

  • Middle-Income Group (MIG-I & MIG-II)

Eligible beneficiaries should not own a pucca house in their name or in the name of any family member anywhere in India.

Key Components of PMAY–Urban

The scheme is implemented through four verticals, ensuring flexibility and wider coverage:

  1. In-Situ Slum Redevelopment (ISSR)
Redevelopment of slums using land as a resource, providing formal housing to slum dwellers.

  2. Credit Linked Subsidy Scheme (CLSS)
Interest subsidy on home loans for EWS, LIG, and MIG beneficiaries, making housing loans more affordable.

  3. Affordable Housing in Partnership (AHP)
Affordable housing projects developed through partnerships between government agencies and private developers.

  4. Beneficiary-Led Individual House Construction (BLC)
Financial assistance to eligible families to construct or enhance their own houses.

Benefits of PMAY–Urban

  • Interest subsidy on home loans, reducing EMI burden.

  • Affordable housing units with essential services such as water, sanitation, electricity, and roads.

  • Women empowerment, as ownership or co-ownership of houses by women is encouraged.

  • Direct Benefit Transfer (DBT) ensures transparency and efficiency.

  • Promotes planned urban growth and improved quality of life.
